46 +/- acres with 30 +/- acres tillable. This farm has about 1,200 feet of road frontage on Luxemburg Road. About 8-10 acres of the farm is wooded. Good hunting and the land lays nice for farming. There is a great location, to the right of the lane, to build a new home.

There is no home on this property. There is a bunk house/office with a kitchen, two bathrooms, one bedroom and all the electrical equipment and generator. There is a septic system hooked up to this building, and if this building were disconnected to the septic system, the buyer may be able to hook up to this septic system without obtaining a new perk.

Based on this building area, at a placement area of .85 square feet per bird, you could place 68,607 birds, according to B. C. Natural, a local broiler contractor, who would be willing to offer a contract on this farm.

With this number of birds you would have a gross income of $102,019 average annual income, and cash expenses of about $24,000 per year, leaving a cash flow of $78,000 per year.

The expenses mentioned above included litter, electric, real estate taxes, insurance, and repairs/maintenance.

Written estimates to renovate the four chicken houses came to $232,000, including new equipment and labor.
